Situated in the heart of historic and picturesque Attica, the impressive brick Italianate built by Charles Frederick Augustus Rohlfing is for sale following a top-to-bottom three-year renovation.

Born in Germany around 1839, Charles Rohlfing moved to Cincinnati as a child. In 1861, he arrived in Attica, where he made a living as a partner of Rohlfing & Colvert, a firm involved in furniture sales and undertaking. A prosperous businessman, he erected three buildings downtown known as the Rohlfing Block (113 to 123 North Perry Street).

Now for sale, the home he built at 200 South Brady Street in 1887 showcases Rohlfing’s access to quality woods and craftsmen. Spacious rooms feature elegant woodwork and wood floors with decorative borders. The informal parlor includes an Eastlake-inspired carved fireplace surround and a broad built-in window bench. The formal dining room features wood-paneled oil-on-canvas wall coverings and a spectacular stained glass window.

Listed in the National Register of Historic Places as part of the Brady Street Historic District, the Rohlfing House sits on a landscaped double lot one block from downtown, a few minutes’ walk from restaurants, banks, pharmacies, the historic Devon Theater, the Carnegie library, and a number of city parks.

The home is completely move-in ready. The owners completed a comprehensive rehab between 2007 and 2010 to address years of deferred maintenance. The work included a new roof, masonry repairs, restoration of the decorative wooden porches, and improvements to the landscaping to enhance the home’s historic setting. Inside, updates included all new mechanical systems, plaster repair, wood repair, bathroom upgrades, and additional closet space.
