Two buildings on Versailles’ courthouse square are for sale for the first time in more than three decades, a unique opportunity for the right rehab-minded buyer.

As the seat of Ripley County, downtown Versailles boasts a traditional courtyard square. Historic nineteenth-century buildings surround three sides of the square, facing the c.1860 Greek Revival-style courthouse. The recent closing of a longtime business created an excellent opportunity to live and work right on the historic square for a rehabilitation-minded buyer.

The buildings at 117, once the town theater, and 105 Tyson Street date from the turn of the nineteenth century. Since 117 Tyson was rehabilitated long ago, no traces of the stage and auditorium remain, but a small closet in the stairwell reveals the old projection room. When Ron Dee Printing, recently closed after more than 35 years in business, it made 4,800 square feet of space available, with a large apartment on the second floor offering large windows facing the town square. The rear section of 105 Tyson originally served as a carriage repair shop. In fact, a carriage elevator still exists – and functions. The front of the structure, added later, is a single floor commercial space, while the rear building offers a full basement and a large second floor apartment with separate rear entrance. The two structures total 7,500 square feet of commercial, workshop, and residential space.

In addition to the two primary buildings, a rear pole barn and a glazed brick garage at the rear of the property provide additional commercial space, storage, or workshop.
